• Gutter Cleaning
• 1.0 While cleaning your gutters, steep roofs, excessively full gutters, large roofs or gutter guard will not be included in the standard charge and will incur an additional fee. For single story properties, the standard rate $195+GST includes 1.5 hours of machine time, every hour after this will incur a $90 an hour charge. For doubles story properties $290+GST includes 1.5 hours of machine time, every hour after this will incur a $90 an hour charge.
• 1.1 If you decide to not have all your gutters done once we arrive, you will still be billed for the full gutter cleaning charge.
• 1.2 If Apex Property Services damages your property, we will endeavour to repair your property promptly and in a reasonable manner, however please note this will be at the discretion of the insurance company.
• 1.3 When cleaning your gutters, a small amount of mud and debris can get left behind as residue, particularly in tight corners or tile/sheet overlaps. We clean the gutters out thoroughly and run the gutter vac over every standard gutter taking photos, but this isn’t a gutter detail, it’s designed to clean the gutters out to prevent blockages and leaks. 
• 1.4 If a gutter or downpipe accidentally gets missed or another service based issue arises, we will send someone back to rectify the issue free of charge, we do not normally provide a refund and this will be provided at our discretion, if you resolve the issue by yourself or with another contractor without allowing us to view the problem first, no refund or free rectification will be issued.
• 1.5 From time to time, Apex Property Services may miss a lower blockage to a downpipe, these rarely occur as the downpipe is gravity fed with most blockages occurring in the elbow transition. We endeavor to suck the debris out from downpipes and flush them where required to the best of our ability, however lower blockages can be missed, even when flushing with a hose.
• 1.6 If your roof is covered in debris, Apex Property Services will include cleaning approximately half a metre of roofline from heavy debris along the edge of the gutter system, cleaning your roof off is a seperate job that will require a seperate quote. Please note the debris from your roof can wash down into your gutters in future rains. 
• 1.7 In either case of points 1.3, 1.4 or 1.5, Apex Property Services accepts no responsibility for storm water damage, overflows or leaks to the property, we clean your gutters to the best of our ability, this is not a leak guaranteed service.
• 1.8 If your property has gutter guard, our standard price includes cleaning over the top of the gutter guard, to remove the gutter guard clean underneath it and then reinstall it will incur an additional charge. Please note if you have permanent bolted down gutter guard this will be a substantial extra charge. 
• 1.9 If your property had an alfresco, patio or granny flat, cleaning these will be an additional charge to the standard rate which only includes your primary house gutters. 
• 2.0 A roof audit and images will only be generated and sent if your property has repairs or maintenance required. 
• Roof High Pressure Cleaning 
• 2.1 To pressure clean your roof, we need to check the pointing is not cracked and any old sealed tiles on your roof need to be replaced. Putting high pressure water and walking on the tiles can also cause cracks, it is the owners responsiblity to have spare tiles on site for the clean, we recommend 10.
• 2.2 When pressure cleaning your roof, water can leak between the sheets or tiles, we take no responsibility for water damage to your property during the high pressure clean.
• 2.3 While pressure cleaning your roof, under heavy lichen there can be black marks/stains left after the clean, particularly clay tiles. We recommend sealing and painting if this is the case or tile replacements.
• 2.4 Apex Property Services cleans your roof at 3000PSI, any higher can cause severe water ingress to your roof, damage to your tiles and removal of the tile glazing. 
• 2.5 Apex Property Services will attempt to make any approved repairs in a timely manner to your property, however please note over winter no repairs can be completed in the rain, we are at the mercy of the weather. If you wish to cancel your work order, you will be charged a cancellation fee for call outs and material costs.
• Window Cleaning
• 2.6 Apex Property Services charges $260+GST for a single story property and $350+GST for a double story which includes the first 3 hours, this will then be charged at $75+GST per hour. 
• 2.6 Apex Property Services window clean includes cleaning of the property windows inside and out and a wipe down of the flyscreens. Please note- we do not offer a tracks cleaning service.
• 2.7 Apex Property Services includes a wipe down of flyscreens as part of the service. If you would like these cleaned further it will be an additional charge.
• 2.8 If you have tinted windows at your property, it will incur an extra charge to clean, please note, tinted windows can leave marks that look like smudges/streaks. Removing hard grime on the inside of tinted windows is also a seperate service.
• 2.9 If you have fixed flyscreens, ie crimsafe, and your windows need to be pulled out from the inside to clean, this will incur an additional fee. 
• 3.0 Please note on frosted bathroom glass, we clean the outside and wipe down the inside only.
• 3.1 Please note removal of hard water stains to exterior glass are not included in our window cleaning service, we do not offer a hard water stain removal service.
• 3.2 Apex Property Services takes no responsibility, liability or claim to damages for the removal of furniture or obstructions that prevent access to the windows including installing ladders. 
• 3.3 Please note, windows with hard grime will not be removed in a single clean, our service includes standard squeegee clean and basic touch ups. A complete hard grime removal is a seperate service, however regular cleans will also remove this over time. 
• 3.4 Pool fences are not included in our standard pricing, this will always be an additional charge.
• 3.5 Before Apex Property Services leaves your property, it is your responsibility to ensure you are happy with the quality of the service before we leave. It is your responsibility to inspect each window before we leave, and take no responsibility or liability for smudges, marks or damage to the the windows, flyscreens etc once we leave the property.
